Thanks to it, the property will gain an advantage on the housing market, and you will sell the apartment faster. What is home staging? What rules govern the home staging technique and is it worth using when selling luxury real estate?

WHAT IS HOME STAGING – A FANCY OR A NECESSITY?

Home staging is a popular trend that allows you to increase the value of real estate on the market and attract customers. There is a reason – the competition on the market is so great that it is worth increasing the attractiveness of our house and apartment in order to finalize the transaction quickly. Home staging is the preparation of a property for sale, the purpose of which is to present it in the best possible way in the eyes of a potential buyer. The interior of the house or apartment you want to sell should resemble a hotel and not a private, personal space.

DOES HOME STAGING REALLY WORK?

The interior of the apartment you are selling should not be empty, but you should also not overdo it with the number of pieces of furniture. It is worth focusing on one expressive element around which the entire arrangement focuses. It can be, for example, a large sofa or a corner in the living room, and a double bed in the bedroom. The excess of lumps can turn out to be overwhelming, appear disordered and, consequently, discourage the potential future owner.

The balcony and terrace are an integral part of the house that buyers will definitely want to see. Therefore, it is worth arranging it properly, deciding on garden furniture, herbs or flowers in pots, which suggest that it is a great place for a morning coffee or a candlelight dinner.

HOW MUCH DOES HOME STAGING COST?

Home staging does not involve large expenses – its essence is not a thorough renovation, but the adaptation of the interior in such a way that it is universal and appealing to most people. Typically, the price is between 1% and 3% of the property value. It is worth investing, however, because according to research and estimates, the price of real estate after the changes under home staging is 10% higher than that of flats and houses that have not been properly prepared for sale.
