What rules govern the home staging technique and is it worth using when selling luxury real estate?
WHAT IS HOME STAGING – A FANCY OR A NECESSITY?
Home staging is a popular trend that allows you to increase the value of real estate on the market and attract customers. There is a reason – the competition on the market is so great that it is worth increasing the attractiveness of our house and apartment in order to finalize the transaction quickly. Home staging is the preparation of a property for sale, the purpose of which is to present it in the best possible way in the eyes of a potential buyer. The interior of the house or apartment you want to sell should resemble a hotel and not a private, personal space.
DOES HOME STAGING REALLY WORK?

A good location, adequate size, friendly environment and rich infrastructure may not be enough, especially if the sale concerns a luxury property. The first impression is important not only when making friends, but also when choosing an apartment. That is why home staging brings measurable effects in the form of an increase in the value of the property. And although it is still in its infancy in Poland, it has been triumphant abroad for a long time.

Do you want to know where to start home staging? To achieve the intended goal, it is worth following a few rules that are successfully used by companies dealing with home staging techniques professionally.
- Thorough CLEANING
The property should look elegant and aesthetically pleasing, so don’t forget to carefully organize the space. Belongs:

- clean joints, floors and windows,
- remove stains, runs,
- wash curtains and curtains or replace them with blinds.

First of all, any defects should be removed (e.g. leaking tap, broken handles, broken door handles). It is also worth repainting the walls with neutral and light colors, e.g. gray, beige or white, which optically enlarge the space.

Are family souvenirs very important to you? Remember that for a potential buyer, not necessarily. Therefore, keep them when presenting an apartment for sale or taking photos. Photographs of your children in frames, posters and a family tree on the wall will certainly not work – the future resident of the real estate wants to feel that it can be their own space.

If you are going to take photos of the property you are selling, do not forget to provide adequate lighting. The photos should show the interior in natural light, preferably in the warm season. Nothing makes you feel more positive than the sight of green leaves in the background. Bright rooms give the impression of more spaciousness.

The interior of the house or apartment being sold should not be completely empty. To ensure coziness, it is worth focusing on attractive accessories, such as:

- fresh flowers in the bedroom and a fruit bowl in the kitchen.

The interior of the apartment you are selling should not be empty, but you should also not overdo it with the number of pieces of furniture. It is worth focusing on one expressive element around which the entire arrangement focuses. It can be, for example, a large sofa or a corner in the living room, and a double bed in the bedroom. The excess of lumps can turn out to be overwhelming, appear disordered and, consequently, discourage the potential future owner.

Do you want to visually enlarge the space without repainting the gray or beige and clean walls? Instead, you can install mirrors in the rooms that reflect light, making the rooms appear much larger.

The balcony and terrace are an integral part of the house that buyers will definitely want to see. Therefore, it is worth arranging it properly, deciding on garden furniture, herbs or flowers in pots, which suggest that it is a great place for a morning coffee or a candlelight dinner.
HOW MUCH DOES HOME STAGING COST?
Home staging does not involve large expenses – its essence is not a thorough renovation, but the adaptation of the interior in such a way that it is universal and appealing to most people. Typically, the price is between 1% and 3% of the property value. It is worth investing, however, because according to research and estimates, the price of real estate after the changes under home staging is 10% higher than that of flats and houses that have not been properly prepared for sale.
